Average Home Prices – Ravens, Winchester VA

The Ravens are made up of Raven Wing and Ravens Point two popular adjoining sub-divisions on the East side of Frederick County. Homes are newer, built between 2001 and the present. I have sold quite a few homes in the Ravens and  personally think it’s one of the the nicest places to live in Frederick County. It’s close to everything, the homes are built mainly by local builders and have good lots. It’s also had some major price fluctuations over the past 9 years. Home prices in section 1 sold for the mid to upper $200k, You could get a nice sized home for $270k in 2002. Today the average homes sale price in the Ravens is $335k. In 2006 it was $464k – So if you bought in 2002 and did not refi to borrow money on your equity you will still be able to sell without worries. If you bought in 06′ and had no money down, then you are probably looking at a “short sale” as your only option. Out of the 20 homes that sold in the Ravens in 09′ two were short sales. I think prices are finally getting down to where they should be. In the low $300k you can get into a nice home in a great subdivision – not bad.
