More numbers from NAR chief economist, Lawrence Yun. According to Yun existing home sales nationally have decreased by 7.2% in January but are still higher than the same month last year. He gives the national median home price as being $164,700. He also says that the current sales pace is “not good news”. He fears that the end of the tax credit and increased mortgage rates may slow the housing recovery. He does have hope for the second half of the year as long as the nations job figures increase.
So how does the Winchester/Frederick county area compare with the national numbers. Well we did have more sales in January of this year than we did January of last year. According to MRIS there were 74 properties sold in January of 2009, January of 2010 we had 86 but that was a drop from the 114 homes that closed in December.
The January median home sales price in Frederick County was $170,500
In Winchester City the median sales price was only $109,200
