More Foreclosures/short-sales close in Winchester VA 2010

For the first two months of this year it looks like foreclosure/short-sales have taken the lead in the sold category. The average sale price in our area is hovering around $190k but it’s hard to make sense of that number unless you take a look at what is actually selling. The three links below give the averages for homes sold in Winchester/Frederick County from January 1st thru the end of February. Total properties that have sold so far this year is 161. Almost the same as the first two months of 2009 (157). 64 foreclosures have sold so far this year with an average sales price of $144k, 23 short-sales @ average price of $175k and 74 “regular” sales with an average sales price of $226k. Looks like the foreclosures are the place to get the best deals, asset managers are dumping these properties and fast. It’s competitive out there and buyers are fighting over every good property on the market.
